Message from Sherry Hinsperger / TitleAmerica

Sherry Hinsperger of TitleAmerica passed along this note for the blog:

In the past your clients have been able to turn in old owner’s policies right up to the time of closing and your client would get a credit. That is NO longer going to be allowed by our underwriter. The credit is given so that the searcher does not have to go back 40 years.

If we do not have the policy at the time the title work is ordered, the search department does not save any time or expense, they will go back the 40 years which is the Land Title Standard in Michigan.

Our underwriter, which does searches for us, has informed us that they will no longer allow the credit if policy is not turned in at the time title work is ordered, so, be sure to ask your clients to get their owner’s policies out at the time you list, so when title work is ready to be ordered, it can be sent with the other documents.
